Our Story

You're Not Buying From a Developer — You're Buying From the Owners

A small group of Americans, Canadians, and Mexicans fell in love with a quiet Gulf Coast village most people never find — white sand, coconut palms, and cenotes within walking distance, with Mérida, one of the safest, most livable cities in North America, just 45 minutes away.

We committed to Vista Esmeralda early because we believed in it. Then COVID hit, construction costs surged, and the build stalled. We faced a choice: walk away from something we loved, or step up.

We stepped up.

The ownership group — the same people who'd already chosen this as their future home — took over the project, brought in a qualified contractor, and got construction moving again. No outside investors. No corporate buyout. Just people who refused to let something beautiful stay unfinished.

Today, Vista Esmeralda is roughly 75% complete and actively under construction. Nine oceanfront units remain, including two private rooftop penthouses, from the low $300s USD — and when it's done, most of us will be living here.

So when you reach out, that's who you're talking to — not a sales team or a developer's office. The owners. Your future neighbors, based right here in Mérida.

“We were nervous about buying in Mexico. They walked us through every step. The view from our terrace still doesn't feel real.”

Good to Know

Buying in Mexico, Answered

Can foreigners legally own beachfront property in Mexico?

Yes. Because San Crisanto is within the coastal zone, foreign buyers own through a fideicomiso — a renewable bank trust that gives you full rights to use, rent, sell, or pass on the property. Our bilingual team sets this up for you and explains every step.

How far is Vista Esmeralda from Mérida?

About 45 minutes by car from the city of Mérida and its international airport, making it easy to enjoy beach life and city amenities — hospitals, restaurants, shopping and culture — in the same weekend.

Is Mérida really that safe?

Mérida is consistently ranked the safest city in Mexico and one of the safest in the Americas. It's a major reason so many North American and European buyers are relocating to the Yucatán.

What's included and when can I move in?

Each residence is a finished 3-bed / 2-bath home of roughly 1,640 sq ft with two ocean-side terraces, designer kitchen, infinity pool and direct beach access. Move-in is scheduled for 2026, at pre-completion pricing.

Can I rent it out when I'm not there?

Many owners do. The Yucatán coast has a growing short-term rental market, and our team can point you to local management options. Ask us for current rental performance in the area.
